This new, 24-story, 315,000 sf mixed-use residential/retail high-rise tower is located on an existing surface parking lot adjacent to One Broadway Street.

The tower shares a combined and reconfigured existing loading/service area with the adjacent existing office tower. The new tower is 275 feet in height with two-levels of above-grade parking.

The building at 165 Main Street brings 300 residential units to the heart of Kendall Square, including 54 affordable units, nine middle-income units, and 36 innovation units to serve families of all sizes. More than 10,000 sf of retail wraps around all sides of the ground floor, extending the retail corridor at One Broadway, and 25,000 sf of parking.

To maximize views, the residential units begin on the fifth floor, above the retail uses, lobby level, two levels of parking, and the tenant amenity deck. The development is served by 150 parking spaces in the extended One Broadway garage.

Project challenges included providing a high level of comfort on a finite budget, maximizing construction efficiencies, while minimizing MEP space requirements, meeting strict local sound ordinances, and engineering water recycling systems.
