Flamingo South Beach is a luxury residential complex in Miami Beach, FL overlooking Biscayne Bay. The 15-story North Tower underwent a comprehensive renovation to modernize the apartments, penthouses, and amenities along with the central utility services that are essential to the safe and efficient operation of the 680,000 sf facility.
Vanderweil fulfilled multiple key roles on the design-build team behind this project, serving not only as the MEP/FP engineer but also as its low-voltage and lighting designer. Additionally, the team provided sustainability consulting and energy modeling services.
The overall project focused on gutting the facility down to its structure and reducing the overall number of living units to create approximately 450 larger luxury residences. Subsequently, the MEP/FP infrastructure was completely reconfigured to supply the new layout, including the HVAC, electrical distribution, hot and cold domestic water and drainage, natural gas, and fire sprinkler systems.
The renovations also focused on achieving high standards of energy efficiency with a target of LEED Silver. Modern heat pumps, low-flow fixtures, LED lighting, and low-energy cooling towers were among the equipment that helped achieve these goals.
